How much can be required as a deposit?

A deposit is security for unpaid rent, damage and other claims arising from the tenancy agreement. The law sets a ceiling on how large it can be.

The ceiling is six months' rent

Section 3-5 of the Tenancy Act is titled «Deposit». It states that an amount may be agreed, limited upwards to the sum of six months’ rent. A deposit agreed above that has no basis in the provision.

If the monthly rent is NOK 14,500, the ceiling is NOK 87,000. Where electricity and heating are charged separately from the rent, they do not count towards the six months.

The deposit is held in a separate account in the tenant's name, and neither landlord nor tenant can draw on it alone while the tenancy runs.
